Buying New Construction Near Raleigh, NC: A Guide to Builders, Timelines, Costs, and What to Expect

Thinking about buying or building a new construction home near Raleigh, NC?

New construction can offer modern features, new systems, builder warranties, and sometimes the opportunity to personalize your home before move-in. But the process is different from buying a resale home. Contracts, timelines, deposits, inspections, incentives, and builder selections can all work differently.

The April Stephens Team helps buyers navigate new construction throughout Raleigh, Clayton, Smithfield, Selma, Benson, Dunn, Willow Springs, La Grange, Fayetteville, and communities across Johnston County and surrounding areas.

Here is what buyers should know before getting started.

What Is a New Construction Home?

A new construction home is a newly built property that has never been occupied.

Depending on the builder and community, you may purchase a completed move-in ready home, a home already under construction, or contract before construction begins.

You may also hear these terms:

  • Spec home: The builder chooses the floor plan and finishes before a buyer is under contract.

  • Presale: The buyer contracts before the home is complete and may have opportunities to make selections.

  • Custom home: The buyer typically has more involvement in the floor plan, lot, finishes, and design.

How much input you have usually depends on the builder and how far along the home is when you purchase.

New Construction vs. Resale: What Is the Difference?

New construction typically offers newer systems, current building standards, modern layouts, builder warranties, and fewer immediate maintenance concerns.

However, buyers may be making decisions based on floor plans, renderings, model homes, or partially completed properties instead of walking through the exact finished home.

Resale homes are already complete and may be located in established neighborhoods, but they can also require repairs or updates sooner after closing.

Pricing is different, too. A new construction home's advertised price may not include every upgrade, lot premium, structural option, or design selection, so comparing the total cost matters.

Do You Need a REALTOR® to Buy New Construction?

You are not required to use a REALTOR® to buy new construction, but having your own agent can provide independent representation throughout the process.

The builder's sales representative works for the builder. Your real estate agent can help you compare communities, understand the contract, review incentives, coordinate inspections, and evaluate the home from the buyer's perspective.

It is a good idea to contact your agent before visiting a model home or builder sales center. Some builders have specific registration requirements for buyers who want agent representation.

Buyer-agent compensation varies by builder and transaction and should be discussed with your agent before touring.

How Long Does It Take to Build a New Home Near Raleigh?

A new construction home can take anywhere from several months to more than a year depending on the builder, stage of construction, permitting, weather, materials, and level of customization.

A home already under construction may be ready much sooner than one that has not broken ground.

Construction schedules can also change, so buyers should treat early completion dates as estimates rather than guarantees.

What Are Builder Incentives?

Builder incentives are offers builders may use to make purchasing a home more attractive.

Depending on the builder and community, incentives may include:

  • Closing cost assistance

  • Interest rate incentives

  • Rate buydowns

  • Upgrade or design credits

  • Appliance packages

  • Blinds or other included features

  • Lot premium discounts

Some incentives may require buyers to use a preferred lender or closing attorney.

Instead of looking only at the advertised incentive, compare the interest rate, lender fees, purchase price, and total cash needed at closing.

Should You Get a Home Inspection on New Construction?

Buyers should consider having a new construction home independently inspected even though the home is brand new.

New does not automatically mean perfect.

Depending on the stage of construction, buyers may choose a pre-drywall inspection, a final inspection before closing, or an inspection before the builder's one-year warranty period expires.

Your agent can help you determine which inspections make sense for your particular build.

What Should You Look for in a New Construction Builder?

The builder you choose can affect communication, construction quality, design options, warranty service, and how issues are handled after closing.

When comparing builders, look at:

  • Where they are actively building

  • Available price points

  • Floor plans

  • Lot sizes

  • Standard features versus upgrades

  • Selection opportunities

  • Warranty coverage

  • Construction timelines

  • Communication

  • Current incentives

The April Stephens Team works with several builders throughout Johnston County, the Triangle, and surrounding markets. Here are four buyers may encounter while exploring new construction in our area.

JSJ Builders

If you are shopping new construction in Johnston, Harnett, Wayne, or Cumberland County, there is a good chance you may come across a JSJ Builders community.

JSJ is currently building in Hudson Village and Lyon Estates in La Grange, Ila's Way in Dunn, Ambrosia Farm in Bunnlevel, Earp Farm North in Selma, and Sheffield Farms North in Hope Mills.

That gives buyers options across several locations and price points, from more budget-friendly floor plans to larger four and five bedroom homes.

One feature of JSJ's operation is that production, design, and quality-control functions are handled within the company. For buyers, that can create a more streamlined experience because many construction decisions are coordinated within the same organization.

JSJ may be a good fit for buyers who want an established builder with multiple communities, floor plans, and price points to compare.

Ayscue Development

Buyers who want new construction with flexibility may want to explore Ayscue Development.

Ayscue Development is currently building along Crocker Road in Smithfield, where buyers may find opportunities to consider different homesites, floor plans, and stages of construction.

For presale buyers, there may be opportunities to choose a floor plan and participate in certain decisions before construction progresses too far.

Homesites may include both wooded and cleared lots, allowing buyers to consider whether they prefer privacy and tree cover or a more open setting.

Buyers may also have opportunities for direct communication throughout the construction process, which can be helpful when questions or decisions come up along the way.

For someone looking for new construction in Smithfield with flexibility and opportunities for personalization, Ayscue Development is worth asking about.

EMK Construction

EMK Construction is another local builder buyers may encounter while exploring homes in the greater Raleigh and Johnston County area.

The builder has participated in events such as the Raleigh Home Show and local Parade of Homes and has built along Dixon Road in Willow Springs.

One advantage of touring completed EMK homes is the opportunity to see the finished product firsthand. Buyers can evaluate layouts, finishes, and construction details rather than relying only on renderings or floor plans.

EMK offers buyers another option to compare when looking for thoughtful design, local construction experience, and homes that can be evaluated in person.

If you are considering new construction in Willow Springs or want to compare different builders and styles, EMK Construction is worth adding to your tour list.

Ben Stout Construction

Ben Stout Construction is actively building in Lyon Estates in La Grange, including homesites along Hill Valley Drive, and has also completed homes in communities such as Johnson Ridge in Four Oaks.

In Lyon Estates, buyers can find homes starting in the mid-$200s, depending on current inventory and market conditions.

Floor plans such as the Cardinal B focus on practical, livable layouts at an accessible price point, making the community an option for buyers who want new construction without necessarily moving into the luxury market.

Buyers should also ask about current incentives. Ben Stout has offered closing cost assistance, upgrades, and other buyer benefits at different points, and those offers can affect the overall cost of purchasing.

For buyers looking for affordability, curb appeal, and new construction in communities such as Lyon Estates, Ben Stout Construction is worth touring.

How Do You Choose the Right Builder?

There is no single builder that is right for every buyer.

When comparing your options, consider:

  • Location: How close is the home to work, shopping, medical care, highways, and the places you visit regularly?

  • Lot: Look at size, privacy, trees, drainage, orientation, and lot premiums.

  • Floor plan: Consider how the home will work for you several years from now, not just today.

  • Standard features: Ask what is included in the advertised price and what is considered an upgrade.

  • Incentives: Compare the full financial picture instead of focusing only on the advertised offer.

  • HOA and restrictions: Review dues, covenants, and community rules before committing.

  • Warranty: Understand what is covered and how warranty requests are handled after closing.

Frequently Asked Questions About New Construction Near Raleigh

Is new construction more expensive than resale?

Not necessarily.

Pricing depends on the community, lot, floor plan, upgrades, incentives, and market conditions. Buyers should also consider warranty coverage, newer systems, and near-term maintenance costs when comparing options.

Can you negotiate a new construction home?

Sometimes.

Builders may have less flexibility on price than resale sellers, but there may be opportunities to negotiate closing costs, financing incentives, upgrades, appliances, or other terms.

Can I use my own lender?

In many cases, yes.

Some builders offer additional incentives for using a preferred lender, so it is smart to compare the preferred lender's offer with other financing options.

Do new construction homes need an appraisal?

If your lender requires one, yes.

The appraiser may consider comparable sales, location, upgrades, features, and other market data. A new home can still appraise above or below the contract price.

When should I contact a REALTOR® about new construction?

Ideally, before visiting builder communities or registering at model homes.

This gives your agent the opportunity to help you compare builders from the beginning and understand any builder-specific registration requirements.

I like these changes better. Especially with Ayscue and EMK, the language now describes what buyers can expect without accidentally positioning either company by size or implying that their current locations are the entirety of where they build.
